Strategic Areas

The Strategic Areas defined by the government of the Brussels-Capital Region on the grounds of the major importance of their development are shown on the map above.
The Urban Development Corporation is or will be involved in changes in most of these areas.

    Josaphat Strategic Area

    Living and working in a park: such will be the essence of the diverse and sustainable neighbourhood that will occupy the 24-hectare site of the former Josaphat marshalling yard, owned by the Urban Development Corporation.

    Midi Strategic Area

    Perspective.brussels, the Brussels Planning Agency, is responsible for steering the strategic planning of the regeneration of the district around Brussels-Midi railway station, a high-speed train terminal and intermodal hub (train, metro, tram and bus) of national and international importance, for the Brussels-Capital Region. The Midi Master Plan adopted in January 2016 includes measures to strengthen the district’s functional mix and make it a livelier, more pleasant place for local residents, the people of Brussels in general and users of the railway station. It attaches great importance to the redevelopment of public spaces and to improving the intermodal hub.

    Tour & Taxis Strategic Area

    In collaboration with perspective.brussels, the Brussels Planning Agency, the City of Brussels is implementing the options of the Master Plan adopted in 2008. Concrete projects, both public and private, have been taking shape over the past few years in the transformation of this 45-hectare former railway and customs site with its remarkable architectural heritage; these include the creation of offices, shops, logistics facilities, government premises, housing, a park and public spaces.

    Strategic Area Heysel + NEO-Project

    The NEO project is coordinated by NEO SCRL/CVBA, which is the legal representative of the Brussels-Capital Region and the City of Brussels. NEO involves the construction of a new district on an historical site near the Atomium based on a multitude of different urban facilities and functions. NEO is a centre of human, economic, commercial, touristic, cultural, leisure and housing development that will ultimately create 5,000 new jobs.

    Schaerbeek-Formation Strategic Area

    Perspective.brussels, the Brussels Planning Agency, is responsible for the strategic planning of the conversion of this vast railway site, located near the Canal, the motorway Ring and the airport. Relating to an area of almost 600 hectares, the master plan, which was approved at its first reading by the Government of the Brussels-Capital Region in 2013, provides for a multimodal logistics platform in the north of the area; in the south, there will be a new mixed district consisting of businesses and at least 2,000 dwellings, 50% of which will be public housing.

    Léopold III – NATO Strategic Area
